How does it work?

In order to use our part-exchange scheme you simply agree to sell your home to us. We then market your property with estate agents, so you can enjoy selecting your new Higgins home. The process is straightforward and stress-free:

  • The home you Part Exchange must be less than the value of the Higgins home you’re buying.
  • The market value of your home is set by 3 local independent estate agent assessments.
  • The offer we give you is designed to deliver a sale within six weeks. 
  • You don’t pay estate agency or legal fees associated with the sale of your current home.
  • We complete the purchase of your home on the same day you complete the purchase of your new Higgins home.

How do I sign up for Part Exchange?

Visit, or get in touch with the sales office at your chosen development. Our sales advisor will talk you through the scheme, establish if part-exchange is available and help you determine if it is suitable for you.

Which estate agency carries out the valuation?

This will depend on the agencies in your local area. Three independent agents will undertake valuations of your property.

When will the valuations be made?

The selected agents will generally visit your current home within two to three days of your part-exchange application to carry out their valuation. You will need to be available for this during working hours. Our part-exchange manager will also view your property.

What will the final valuation be based on?

Our offer will be based on the details and information the agents share with us about your home – such as photographs and room measurements – and the price of similar properties on the market, or recently sold in your local area.

Higgins Homes usually base our offer for your property on the average of the anticipated 6 week selling price valuations from the independent agents, but will take into consideration any reported factors that may affect the property value. Higgins Homes reserve the right to refuse to consider or to accept any property in part-exchange it deems unsuitable. All fixtures and fittings are deemed to be included in any Part Exchange offer, which may be subject to further survey(s) if the property is over 10 years old.

When do I reserve my new Higgins home?

After we make you an offer on your current property you are free to reserve your new home at any of our qualifying developments. Terms and conditions apply, so please speak to a sales advisor at your chosen development for details.

What are the qualifying criteria?

Part Exchange is only available where all of the following criteria are satisfied and is only available on selected plots and developments:

  • The existing home must be owned/registered at the Land Registry in the name of the Applicants or one of the Applicants.
  • The Applicant(s) must have occupied the existing home as their main residence at some point during the two year period before they complete the purchase of the new property from Higgins Homes.
  • The Applicant(s) must intend to occupy the new Higgins property as their main residence.
  • Part Exchange will only be available where the existing home being traded is lower in value than the net price of the new Higgins home being purchased.
  • Vacant possession of your property is required on legal completion.

Is my current property suitable for Part-Exchange?

The property must represent a good marketable proposition.We may not consider the following:

  • Ex-local authority apartments (leasehold).
  • Properties which are predominantly flat roof construction or non-standard construction.
  • Properties which have been on the market for a prolonged period of time.
  • Leasehold properties (apartments and houses) with less than 80 years remaining on the lease.
  • Properties in a poor state of repair.

N.B. The above list is not exhausive and we reserve the right to refuse any property for consideration that we deem unfit for part-exchange.

How long do I have to decide once an offer is made?

Any part-exchange offer made will be valid for 48 hours. After this period, the Higgins property will be placed back on the open market.
